An infant and junior school contacted us after reporting a lack of hot water to the kitchen and toilet facilities. During our initial site inspection, we assessed the existing commercial hot water system and identified several issues affecting both safety and performance.
Our inspection found that the existing unvented hot water cylinder was unsafe and required replacement. In addition, the school highlighted that hot water delivery throughout the building was slow, with poor performance at all hot water outlets.
We reported our findings to the facilities management team, who requested a proposal for replacing the existing system while also investigating the cause of the poor hot water circulation.
The Solution
To address the issues, we carried out a full assessment of the commercial hot water system. Using hydraulic calculations, we identified that the existing hot water service (HWS) return pump was undersized and unable to provide the circulation required for the building’s demand. We recommended a correctly sized replacement pump to improve system performance.
We then installed a new 360-litre Strebel unvented direct-fired water heater, ensuring the installation complied with the manufacturer’s requirements, including the necessary flue adaptations. At the same time, we replaced the undersized HWS return pump with the correctly specified unit.
Following commissioning, the new system delivered reliable hot water throughout the school, providing consistent and adequate hot water at all draw-off points. The project not only resolved the immediate safety concerns but also restored efficient hot water circulation, ensuring the kitchen, toilets, and all other facilities had dependable access to hot water.
